By using this website, you warrant that you are at least 18 years of age and you agree to legally adhere to our Terms of Use.  JB Sales and Rental, LLC. assumes no responsibility for liabilities related to age misrepresentation.  You must be 18 (eighteen) years of age to enter this website.  If you are not an adult 18 years or above, you do not meet the legal age requirements, therefore, you must exit the website immediately and refrain from any future use.

To utilize specific features of the website, it may be necessary to register and establish a password-protected account or Tenant Web Access account.  The account creation process enables you to complete and electronically sign documents, access calendars, send messages, post updates, apply for rental units, share images, photos, files, and submit service requests and other services.  Please keep your password safe.  Any unauthorized use of your password or account or any other suspected breach of security must be reported immediately.  Please ensure that you fully exit from your account at the end of each session and do not allow others to use your account. Users are solely responsible for safeguarding your ID and password.  The User is responsible for all actions taken or occurring under your account whether authorized by you or not.  The Company is not liable for any loss or damage arising from your failure to comply with this section.

Assignment
This Agreement shall be binding and shall inure to the benefit of the permitted successors and assigns of each party. No unauthorized linking.  You are prohibited from assigning or transferring this Agreement, in whole or in part. Any attempted assignment will be deemed null and void, lacking any legal force or effect.

Changes to the Terms of Use and Conditions
We may revise and update our Terms of Use as necessary at our discretion.  All changes are effective at the date and time we post such changes and shall apply to all people who access and use the website.  All users must verify these Terms of Use and Conditions from time to time. You and the Company irrevocably waive, to the fullest extent permitted by law, any objections you may currently or in the future have regarding the venue of any proceedings initiated in such courts, as well as any claims that a legal proceeding commenced in such courts has been brought in an inconvenient forum.  You further agree that regardless of any statute or law to the contrary, any claim or cause of action arising out of or related to these Terms of use of this website must be filed within 6 months or be forever barred.
